# EICR (Electrical Installation Condition Report)

A report from a qualified electrician on the condition and safety of a building's fixed electrical installation, such as the wiring, sockets and consumer units.

Also called: electrical installation condition report, periodic inspection report, electrical safety certificate.

An EICR records any defects found, graded by how urgent they are, and recommends when the installation should next be inspected.

## Is it a legal requirement for the common parts?

- **For most blocks, there's no fixed legal interval** for the communal electrics. But the company must keep the common parts safe, and the fire risk assessment will usually look at electrical safety. Regular inspection is good practice; follow the interval the electrician recommends.
- **If the building is a licensed HMO** (for example, some converted blocks are "section 257" HMOs), the HMO management rules require the fixed electrical installation to be inspected and tested at least every five years. Licence conditions may add more.

## For leaseholders who let their flat

Private landlords in England must have the electrics in each rented flat inspected and tested at least every five years. That's the leaseholder's duty for their own flat, not the block company's.
