About
Built by a leaseholder who had to run his own block
The story
Phil is a leaseholder in a small block of flats, and a director of its right to manage (RTM) company. Like a lot of leaseholders, he and his neighbours had grown frustrated with how their building was managed, and decided to do something about it.
They organised themselves through a private online group, traced every owner through the Land Registry, and used free official guidance from LEASE and the prescribed forms to claim the right to manage. It cost them less than £200.
Then came the question nobody had answered: now what? Once the takeover date arrives, the company is responsible for the bills, the money, the repairs, the insurance and the fire safety, and its directors are volunteers working on their evenings.
Phil is a software developer, so he's building what they needed. RunYourBlock starts with what a volunteer director needs to know, in plain English, and turns it into a dated list of what to do next. Phil's own block will be the first to run on it, and it's made for every block run by its leaseholders, whether through an RTM company, a freehold company or a residents' management company.

How we work
Four promises
Plain English first
We write for people who have never done this before. Everyday words come first and the legal term second: “bills to leaseholders (service-charge demands)”.
The law, not our opinion
Legal figures like the Section 20 threshold come from one table of statutory rules, never typed into a page, and every guide links to the law it's based on.
Honest about what's built
Every feature on this site says whether it's there at launch or coming later. We change the label when it ships, not before.
Your block's money is yours
We never hold service charges or take commission. We're paid a flat subscription, so our only interest is that the software is worth it.
About our guides
Our guides are written and reviewed by a person, open with a short answer, cite the law and official guidance they rely on, and show when they were last reviewed. They're general information, not legal advice: for advice on your situation, contact LEASE or a solicitor.
